Green Gate opens its doors with over 60% occupancy rate and a total investment of 57.5 mil EUR

Green Gate își deschide porțile cu un grad de ocupare de 60% și  o investiție totală de 57,5 mil euro

Bucharest, 22nd of May 2014 – Green Gate, the largest office project completed in Bucharest this year, was successfully delivered to the local market, according to its initial schedule. The construction works were conducted over the course of 19 months and were finished in March 2014, with the building becoming operational in April.

“We are pleased to announce that we opened the doors of our first class A office project built in Bucharest few weeks ago, with our first tenants, Versa Puls Media and Wolters Kluwer Romania moving in. Our anchor tenant, Teamnet Group, started its operations in the office building this week. The other tenants renting space in Green Gate will relocate during the summer”, declared Ms. Vladimira Novakova, Green Gate Development managing director.

The construction works started in September 2012, after Teamnet Group signed a pre-lease for approximately 40% of the gross leasable area. Currently, Green Gate is over 60% occupied, number showing a good starting position, with mainly Mihai Paduroiu of The Advisers team contributing with his sales efforts to this achievement. Green Gate is ready to welcome further tenants alongside the existing ones: Mapei Romania, Teaha Management Consulting, Fujitsu Siemens and Okin Facilities Group, Giorgio`s Food Corner and several others.

The building brings to the local market a unique “urban greenery concept’’ reflected in a vertical garden and the living courtyard, creating an expansive natural green visual on the outside and a “harmony with nature” environment on each floor. The connected gardens offer a walk-in space that will allow employees working in Green Gate to relax and socialize.

“Green Gate is one of the few BREEAM designed and built projects in Bucharest and it has the market lowest add-on factor at 5% measured in line with BOMA standard and confirm by independent engineer. We, at Green Gate, truly focus on comfort and productivity of the tenant, as part of our energy cautious concept. Our tenants benefit from space with high daylight penetration, less noise through sound proof façade, better air thought top end HVAC with air humidification and less harming micro-particles.” added Ms. Novakova.

Amounting to a total investment of EUR 57.5 million, Green Gate is the first office building completed on the local market by the Czech based S Group holding. The construction works were finished by Bog’Art Group (general contractor for Green Gate) in 19 months, according to a very condensed schedule, while the site planning and coordination was provided by Optim Project Management. The operation of the building will be coordinated the property management team of JLL, and the facility management will be assured by the Czech based Okin Facilities Group.

Built on 12 above ground levels (ground floor + 11 floors), Green Gate brings to the market 31,000 sq. meters of true class A office and retail space, efficiently distributed in floors covering approximately 2,500 sq. meters, designed to guarantee the highest level of efficiency in space planning and occupancy.
